Once North West Planning has prepared and submitted a planning permit application with Council, it can take up to 60 days for a decision to be made.
Sometimes there can be delays. For example, if advertising of the application is required or if Council or referral Authority requests further information.

Once an application is received by Council, the application is lodged and given a permit application number.
It is then assigned to a Planning Officer who then conducts an assessment of the application.

A referral authority is a statutory authority required by the Planning & Environment Act 1987 or the relevant Planning Scheme.
A referral authority can include:
Service Authority (power, water, sewerage)
Catchment Management Authority
Road Authority (VicRoads)
Fire Authority (Country Fire Authority)
Environment Protection Authority (EPA)
First People (Cultural heritage)

The Planning Scheme states that 'just because a permit is required, does not mean that a permit will be given'.
North West Planning can either assist you with your application or submit the application on your behalf.
In some cases, an application can be refused by Council, which are based on Planning Scheme requirements.

Planning Schemes are regulated by the State Government.
It is a legal document prepared by the State - Minister for Planning and by the local Council.
They apply to both public and private land.
Each local government council has a municipal/local section within the Planning Scheme.
Amendments to the Planning Scheme can be undertaken but must be approved by the Minister for Planning.
